NEW CONSTRUCTION | PHASE INSPECTIONS
We will perform a visual inspection of the construction and residence. A written report will be provided after each inspection phase identifying the defects we observe. Additionally, a final written report will be sent after the construction is completed.
PRE–SIDING includes window and door placement, window and door flashings, the functionality of windows, stud and other timber bowing or twisting.
PRE-DRYWALL includes rough plumbing and electrical, broken plumbing lines, nicked wiring, inadequate bracing, HVAC duct work, bowed or cut studs, improper flashing, fire blocking, and fixture backing.
FINAL inspection occurs when the home is substantially complete, generally around the time the builder is prepared to do a final walk-through with the home buyer.

LOG CABIN INSPECTIONS
When you are purchasing a log home, here are four warning signs to look for during your log home inspection checklist.
Insects - Termites are the first thing buyers ask about. Log homes do not necessarily attract termites; those nasty critters love deteriorated and damp wood (which should not describe a home you are buying). But yes, if the logs touch the ground, you could have a problem.
Deterioration - This is typically caused by constant exposure to moisture. For instance, log homes more than 20 years old often were built with shallow overhangs. As a result, rain reaches the lower logs and corners. These are the areas of concern.
Stain - Water should bead if splashed onto a good finish. But if the coating is deteriorated, you can usually tell by looking at it. Is the stain splotchy? Can you see wood wearing through in places? Is it plain-old, ratty looking?
Holes - Carpenter bees love logs. They love exposed wood even more. They do not like stain, though, so a well-treated log home can be resistant and repaired correctly. However, exposed ends seem to be the first surface they attack, as well as fascia boards (along the roof edges) and wooden soffits (underneath the roof overhang). Look for perfect half-inch round holes. An occasional hole is inevitable, but if you spot several holes, you might have a problem. Carpenter bees leave long tunnels inside of wood, making them difficult to treat if the holes are unreachable. If the log or fascia looks like something took a bite out of it (in other words, a big, irregular chunk is missing), this is probably woodpecker damage.
